Real Estate: HVAC, Plumbing, and Electrical

Distressed houses are like stagnant water, sitting undisturbed for months or so; looking into the bigger picture, to what extent does rehab works?


Dripping faucets, slow drain, poor ventilation, flickering light bulbs, to name a few; these are just some of the issues given as obviously distressed houses could be something a lot more than these. But, let's talk about how HVAC, plumbing, and electrical become rehab houses' golden nuggets.


HVAC System


What is HVAC? HVAC stands for Heating, Ventilating, and Air Conditioning; basically, this system provides heating and cooling not just to commercial buildings but to residentials, too. Why is it necessary to check them? Well, checking out the HVAC system should be one of the "on-top-of the list" so to speak. Either you are renting or not; or, the property is abandoned or not. It's a thing with real estate that you can't go blind and act like everything's working well when you're sweating off pearls if that's making sense.


Abandoned houses require tons of rehabbing work, and it includes but is not limited to getting the HVAC system fixed. Why is this so? Well, it's given tho; outdated thermostats, poor airflow, aging HVAC unit, ductwork leaks, clogged coils, dirty filters, and a lot more.


All of these, given that the property has been unoccupied for months or even years perhaps, shows obviously that the modern HVAC system is the market's bread and butter by now. We are living in a fast-paced world, and everything's going digital. Thus, such can be controlled by just Wi-fi or even smartphones now, well, not all tho.


Plumbing


Plumbing -- technically is a system where pipes and fixture installation are made in a building (residential or commercial) to supply water. All the more, removing wastewater, keeping away rainwater from the structure, fixing leaky faucets, fixing running toilets, etc., define plumbing.


Additionally, the plumbing system has three types: potable water system, stormwater drainage system, and sanitary water system. Each has its plumbing approach that has to be highlighted particularly for a distressed property. It might require new pipe installations, removal of aging fixtures, some structural and

architectural works, etc.,


Nonetheless, plumbing shall do its job in bringing water to the structure and removing wastewater of various types.


Electrical


Circuit installations, panel upgrade, repair and maintenance of building switchboards, indoor and outdoor lighting systems repair, etc., --- these are just a few things to define electrical. In layman's term, electrical services obviously, caters the overall electrical operations, including but not limited to repair and maintenance.


With distressed houses, electrical works include rough-in per potential openings, removal of unused electrical circuits, installing a new main cold water ground system, etc., depending on what the property needs.



Summary

HVAC, plumbing, and electrical are like puzzle pieces, one completes the other! Therefore, to fully execute a successful repair and maintenance of a distressed property, hiring professionals could mean a lot. Don't mess this up!
